With house prices falling many sellers and buyers are turning to the lettings market and becoming landlords and tenants instead. The residential lettings market has remained strong and a number of sellers have decided to "sit out" the current sales market and let their properties until there are signs of a market recovery. Likewise many potential purchasers are deciding to rent for a while whilst they watch the market and decide when to step in and purchase. Rental values have held up and therefore in yield terms they have actually increased as capital values have fallen. Managing Director Michael Day said "Selling in a falling market is always difficult, not least the pyschological aspect of accepting that one's property has reduced in value. Of course what is relevant if one is selling and buying is the differential between the two prices not necessarily the actual prices themselves.
