A property for sale via From June 1st this year, all properties put up for sale will require a Home Information Pack (HIP) to be produced before they can be marketed. The Energy Performance Certificate is a mandatory part of the Pack and a Home Condition Report is a voluntary element. In addition, legal information and searches will form part of a complete HIP. Michael Day, Managing Director of Integra Property Services said “Integra have always led the way in terms of innovation and marketing and we already include free conveyancing within our competitive fee structure. We have been talking with Tony Swainston of Home Inspectors GX for some time and decided that it would be good to test the provision of HCR’s and EPC’s in a live situation.” The sellers of the two bedroom semi-detached property in Orchard Grove, Mr and Mrs Bailey were delighted to get involved and to be able to market their property with the benefit of the two reports. The property is on the market with Integra at £299,950. Tony Swainston, a qualified independent Home Inspector and Energy Assessor from Home Inspectors GX said “The provision of an HCR and EPC will mean that sellers are providing potential buyers with a greater volume of Integra Senior Sales Executive, Tom Day added “Whether you love or loath the idea of Home Information Packs, after June 1st it now looks certain that one will be required before a property can be marketed. Integra are currently fine tuning our proposition which will be free to customers at the point of delivery. Property brought to the market before June 1st will not require a HIP to be provided.
