A property for sale via Integra Property Services has, it is believed, become the first property locally to be offered for sale with the benefit of a Home Condition Report (HCR) and Energy Performance Certificate (EPC).

From June 1^st this year, all properties put up for sale will require a Home Information Pack (HIP) to be produced before they can be marketed. The Energy Performance Certificate is a mandatory part of the Pack and a Home Condition Report is a voluntary element. In addition, legal information and searches will form part of a complete HIP.

We have been talking with Tony Swainston of Home Inspectors GX for some time and decided that it would be good to test the provision of HCR’s and EPC’s in a live situation.”

The sellers of the two bedroom semi-detached property in Orchard Grove, Mr and Mrs Bailey were delighted to get involved and to be able to market their property with the benefit of the two reports. The property is on the market with Integra at £299,950.
