Some simple rules for maximising the saleability of your home

Below are some simple, and in many cases, seemingly obvious suggestions, for improving the saleability of your home.

Remember that potential buyers need to be able to see themselves living in what is currently your home, not you! The presentation of your property should try and reflect this.

In this regard it is important to be prepared to compromise on your normal living style during the marketing period in order to maximize the likelihood of finding a buyer. We all live our lives in different ways but, when selling, one needs to portray an image most appropriate to the maximum number of potential buyers.

Create kerb appeal
Make sure the frontage is tidy, and add colour with hanging baskets or tubs.

Clear away clutter
Although when you've lived in a property for a long time, you may not notice it, but clutter can be very off-putting for potential buyers. Be prepared to box up and store items. After all, you will have to do so when you move home anyway.

De-personalise your home
Over-personal decor, too many family photographs and personal ornamental collections are distracting to buyers.

Make a good first impression
Ensure that the entrance is welcoming. Consider using fresh flowers...first impressions do count!

Take care with pets
Pets can be a real distraction for the buyer. Keep them outside or in the car during viewings.

Keep it neutral
Freshen up tired walls with a lick of paint and do use neutral colours.

Carpets
Make sure that carpets are clean and if threadbare, replace them.

Windows
Clean them inside and out.

Keep it light and bright
Use lamps in dark corners, and use mirrors in dark rooms.

A bedroom should look like a bedroom . . .
Make sure that your bedrooms look like bedrooms, not junk rooms or studies. Likewise try and make reception rooms display their purpose e.g dining room

Kitchens and Bathrooms matter
These rooms are key to a successful sale and can be lifted with careful use of paint, replacement taps, tiles, work surfaces and floors. Ensure both are spotless.

Is everything in the garden lovely?
Treat the garden as an additional room – take down the washing line and put away toys and garden equipment for viewings.

The sweet smell of success
Use welcoming scents, such as vanilla around the house. Don't use incense sticks as some people find the aroma off-putting.

And finally...
Keep everything clean and tidy...Obvious, but overlooked by 1000's of sellers!
